It would be very difficult to decide what paragraph of the regional contract is the most important, but certainly the paragraph describing the real property being sold ranks up there. - The paragraph entitled "real property" is found right below the header paragraph on the first page of the regional contract. - All the blanks in this paragraph do not require completion. We're going to address the ones that do. - While we are accustomed typically to identifying property by the mailing address, the legal description of the property is paramount when it comes to a real estate transaction in Maryland and DC. - The legal descriptions are typically done using what's called a "lot and a square" in DC or "lot and block" in Maryland. - "Lot and square" in DC is used for single-family homes and condominiums. The "lot and block" is not used in Maryland if the property being sold is the condominium. - This information may be found in the tax records of the jurisdiction where the property is located and also you'll be able to find it in the appropriate section of the MR's printout. - In the event of the property being sold in Maryland or DC is in a subdivision, you would put the name of the subdivision in this blank. - In the event that it's a condominium, you would put the name of the condominium in this blank. - Next, if you're selling a condominium and parking spaces convey with the condominium, you would put the parking space numbers in this space. - In the event of the property located in the District of Columbia, you have "petition of Colombian" there, it was included in Montgomery County, you would put Montgomery County in there. - The next couple of blanks are...
